Sealcoating & crack filling
Protect your asphalt and bring back that fresh black finish.
Sun, rain and oil break down asphalt over time. Sealcoating puts a protective layer back on the surface, and filling cracks keeps water from getting underneath and causing potholes.
It's one of the most cost-effective ways to stretch the life of a parking lot, and it makes the whole property look sharper.
What's included
- Hot-pour rubberized crack filling
- Oil spot treatment
- Cleaning and blowing off the surface before sealing
- Two coats of sealcoat
- Restriping once the seal cures
- Phased scheduling when the lot can't fully close
How it works
Measure and inspect
We measure the paved area and look at cracks, oil spots and drainage so you know exactly what's included.
Schedule for dry weather
Sealcoat needs warm, dry conditions. We plan the work for a good stretch of weather and let you know if it needs to move.
Seal, cure and restripe
We fill cracks, apply two coats, let it cure, then put your lines back down.
Common questions
How often should a parking lot be sealcoated?
Every two to four years is typical, depending on traffic and how much sun the lot gets.
When can you sealcoat in Washington?
Sealcoat season here runs roughly May through September. It needs temperatures around 50°F and rising, and a dry window with no rain for about a day after.
How long does the lot need to stay closed?
Usually about a day before cars can drive on it, depending on weather. For larger sites we can seal in sections so part of the lot stays open.
Will sealcoating fix potholes?
No. Potholes and failed areas need to be patched first. We can quote the asphalt repair along with the sealcoat.
